Renting in Switzerland: file, lease and deposit

A flat is won on the paperwork, not on the viewing. It is prepared before you start looking.

Updated August 2026

Around Lake Geneva, an attractive flat often draws dozens of applications. The managing agent does not pick the friendliest visitor: they pick the most complete, most reassuring file, often the same day. Here is what goes into it, and what binds you once it is accepted.

1. The file, ready before the first viewing

You need an identity document or residence permit, your last three payslips, a debt-enforcement register extract less than three months old, proof of personal liability insurance and, often, your previous landlord’s contact details. Agents generally expect an income around three times the rent. Gather everything before you start looking: a complete file handed over on the spot beats a promise to send one every time.

2. The rent deposit

It amounts to at most three months of net rent and sits in a blocked account in the tenant’s name, never the landlord’s. It is released only with both parties’ agreement or by court decision. Insurers offer to replace it with an annual premium: lighter at the start, but that money is gone, whereas a classic deposit comes back to you in full at the end.

3. The lease and its terms

Most residential leases run for an indefinite term, with three months’ notice for the dates set in the contract: often two or three points in the year, not whenever you like. A fixed-term lease ends without notice but cannot be left early. Read that clause before signing: it defines your freedom to leave.

4. The condition report, your best protection

Drawn up on arrival and again on departure, it records the state of every room. Any defect not noted at the start risks being charged to you at the end. Take the time to list everything, even minor marks, and photograph them. On departure the landlord has a short window to report defects: after it, undeclared damage can no longer be claimed from you.

5. Leaving before the term

This is possible without penalty if you present a solvent replacement tenant willing to take over on the same terms. The landlord cannot then refuse without valid reason. In practice a serious candidate with a complete file settles the matter in days, and spares you paying rent on a home you have left.

Frequently asked questions

Can a foreign national without a C permit rent?
Yes. Unlike buying, renting is not subject to the Lex Koller. A B or L permit is enough, and cross-border workers rent too. Agents may however ask for a larger deposit or a guarantor resident in Switzerland for recent arrivals.
Can the rent be raised during the lease?
Only at the dates set in the contract and on an official, reasoned form: a rise in the reference mortgage rate, value-adding work, indexation. You have thirty days to challenge it before the conciliation authority, which is free. An increase notified in any other way is void.
What if the property has a defect?
Report it to the landlord in writing with a reasonable deadline. If nothing happens you can ask for a proportionate rent reduction, or even deposit the rent with the competent authority, but never simply stop paying, which would put you in the wrong.
